Virginia Tesi is a seasoned attorney in the Real Estate Practice Group who focuses her practice on commercial and residential real estate transactions and general business matters. Like many of her clients, Virginia found it impossible to leave upstate New York after earning her law degree at Cornell University, and has been practicing law in Ithaca for nearly two decades.
Commercial Real Estate
Virginia serves as counsel for institutional and private mortgage lenders, real estate developers, and small business owners in commercial real estate transactions involving mortgage financing, project development, acquisition, renovation, leasing, and sale. She regularly assists CFCU Community Credit Union close commercial mortgages and construction loans, Habitat for Humanity of Tompkins & Cortland Counties, Inc. provide affordable housing opportunities to lower income families, and Cornell University acquire and lease new properties in and around Tompkins County. Her recent private clients include owners of multi-million dollar housing developments; prominent automobile dealerships; celebrated wineries, vineyards and farms; locally beloved restaurants and bars; and student and lake rental properties.
Residential Real Estate
Every year Virginia dedicates herself to meeting the unique needs of hundreds of homeowners and owners of residential rental property to purchase, sell, or finance their homes. She represents many of the local and regional mortgage lending institutions, works closely with the area’s real estate attorneys and realtors, and was an integral member of the team that developed the standard residential purchase agreement used throughout Tompkins County. Together with her paralegals, Shelley Love and Ellen Walsh, Virginia is committed to addressing clients’ concerns quickly and guiding them through the residential closing process as seamlessly as possible.
Business Matters
Virginia regularly serves as transactional counsel for corporations, limited liability companies and other business entities in all phases of their business development, including entity formation, negotiation and completion of asset and stock purchase agreements, and general management and operation.
